Reimagining a classic
Some homes are worth preserving. Others are worth reimagining. At 31 Kuranda Street, Balmoral, Karlyl Group set out to do both.
Originally built in the 1990s, this distinctive brick residence offered something increasingly rare: warmth, character and extraordinary architectural potential. The internal brickwork offered a design edge setting a striking neutral colour palette, blending timber, stone and metallic throughout this magnificent split level residence.
Working alongside Flourish Architecture and Tabz Building, Karlyl Group transformed the property into a contemporary four-bedroom, four-bathroom luxury residence that celebrates the homes original features and introduces new features that were thoughtfully considered to preserve the warmth, character and spaces that we started with.
Soaring cathedral ceilings, exposed brickwork and natural textures sit alongside a sculptural walnut staircase, bespoke cabinetry, travertine finishes and an extraordinary custom-designed timber entrance with floor to ceiling paneling, a laser cut solid front door master piece and drawing in the arched windows that make the front of the house so inviting. Every detail has been deliberated for the ultimate living experience, from the centrepiece kitchen designed for entertaining to the beautifully connected indoor and outdoor living spaces.
The project was recently featured in Domain, recognising our decision to embrace the home's original character rather than erase it. For Karlyl Group, this renovation represents our approach to property development: creating architecturally distinctive homes that balance beautiful design with everyday practicality.
We believe luxury should feel effortless, welcoming and deeply personal.
31 Kuranda Street is more than a renovation. It's a celebration of thoughtful design, craftsmanship and the possibilities of seeing something extraordinary in what already exists.
